Decide on the proposed 2008 pool expansion by October 5th!
Dear Hawks Landing Pool and Tennis Club member:
Have you been frustrated by limited openings for swimming lessons? Do you want to swim laps while your kids take lessons, but its just too crowded? Would you like to increase the number of hours that the pool is available for open swim?
Or maybe youd like to see a larger area of the pool available for older kids and adults during open swim to reduce congestion? How about an expanded kiddie pool area? And would you like to ensure a strong membership and a sound financial future by providing the best private pool in the city?
Weve heard from pool members who want all of those things. And those are the reasons were giving you the chance to decide on an exciting new proposal to expand the Hawks Landing Pool. But to turn this proposal into reality, we need your decision by October 5th!
The Hawks Landing Pool and Tennis Advisory Board is recommending approval of the attached plan to build a new, separate diving well and plunge pool to the east of the existing pool. Both diving boards and the water slide would be moved to the new diving well/plunge pool.
The result? More play area for small children in the area current plunge pool. More available space for swimming and playing in the deep end of the pool once the diving boards are removed. Better separation of lap swimming, deep water fun, sliding, diving and shallow water play.
Other benefits? More space available during swim lesson times, allowing more classes to be offered, including for older children. More space available in lap lanes for adults during lesson times for kids. Perhaps more open swim time as lesson space expands. And more deck space for sitting and relaxing.
As the age of Hawks Landing Pool and Tennis members increases, space and lesson demands are increasing. Board members believe this proposal will allow the pool to meet those needs more efficiently, while allowing the membership base to increase. More members mean more revenue and a more secure financial future for the pool.
2008 membership fees will increase even if the expansion is not built. Family memberships, for instance will increase $50 for 2008. The $351,900 cost of the expansion would cause only a slight additional increase of only $30 per family membership per year. Thats only a 3.4% increase to get the new pool!
The board believes the expanded facility could easily handle 375 members, up from the 340 members we plan to allow in 2008 without the expansion. With the increased development in the area and an expanded facility, we feel we have a tremendous opportunity to expand our membership while reducing congestion at the pool.
If we fall short of our 375-member goal, an assessment would be implemented. (You can see the numbers at various membership levels on the enclosed financial spreadsheet.) But we are proud to have avoided any assessments in all of the previous years and are confident we can continue to do so. The pool advisory board has concluded that we can substantially improve our facility in a way that benefits almost every member, while avoiding the risk of assessments. At the same time, we will continue our current strategy of building our reserves with the capital improvement fee to prevent future assessments for inevitable repairs or capital improvements.
For all the details, including dues for couples and singles, please see the attached spreadsheet. Also, please note that the first $25,000 of any potential deficit is always assessed to ownership, not to members.
Ultimately, the decision is yours. We think this proposal provides the best facility in the Madison area and the best value for a private club. To break ground now, and to make the expansion a reality for the 2008 season, we simply need 250 members to commit to pay half their 2008 annual dues early, by October 5, 2007. As a bonus, well give those members 10 guest passes for 2008, a $50 value. (This is in addition to the guest passes you can get for January payments.)
Why the short notice? We had rejected earlier potential expansion options and have just received the proposal we believe is the right choice for our members. We also believe it makes sense to break ground this fall to have the expansion ready for the 2008 swim season. Hawks Landing Pool is hosting the All-City Dive Meet in 2008. The new diving well is not necessary to host the meet, but the event is a great opportunity to show families from around the city what a spectacular facility we have! (The meet is also a money maker for both the Swim and Tennis Club and for the swim and dive team.)
We hope you share our vision for the pool. Please show your support by sending in your check by October 5, 2007 to make this exciting expansion a reality. If the members do not indicate their support by that date and the project is dropped, your payment can be applied to your 2008 dues or refunded by your choice.
